HUD-1 - Housing and Urban Development - Form for the closing costs.

The purpose of the HUD-1 is to give both the buyer and the seller and a real estate transaction and complete accounting of all the money spent on both sides of the transaction.  Money spent will show up as debits and credits, for both buyers and sellers.  This document is generally prepared in South Carolina by an attorney.  Because it is manually prepared, or may be prepared with computer software, it is very important that your real estate agent help you review each and every line on the form.  You do not want to leave any money on the closing table, especially because of someone else's mistake.

A good real estate agent should be familiar with the HUD and should help you checked for all of the minute details.  For example, it is not unheard of for the HOA dues to be left off of the HUD.  Other things to look for include checking for the pro-rations, earnest money, etc.
