Apple Pie in Greenville, SCStudies show that smell is one of the most intimate senses that we as humans possess.  As sellers, we should consider all senses for the sake of appealing to the buyer's emotion.  And let's face it, buying a home is a very emotional experience for the buyer and the seller.  If your home appeals to a buyer sensually, it is more likely to sell quickly and at the price you want.  It is hard for many sellers to believe, but smell makes an incredible difference in how attractive your home is to potential buyers. 

The first thing to do is purge your house of any unusual smells it may have.  This especially is important for homeowners who smoke in the house.  You should stop smoking in the house for weeks before potential buyers will see it.  Even other smokers can find a house that smells of smoke unappealing.  If you are commited to selling, this sacrifice is imperative. 

Likewise, as cute as they may be, pets can cause odor problems in your home.  Hire a pet-sitter for the time your home is on the market.  Clean the house thoroughly to try and remove any pet dander that may be left.  Many people are allergic to pets and insighting these allergies may get your home taken off of some buyers' lists. 

Proactive Steps to Good Smell

As I stressed before, emotion is very important in the home buying process.  By having positive smells in your home when a potential buyer is coming through, you can easily improve your chances of success.  

Baking prior to and during an open house or showing can be a good idea.  Few things make a home feel more warm and inviting than an apple pie in the oven.  Are you hungry yet?
