What is the best thing you can do during showings of your house? Go to the mall. Or go home shopping in another neighborhood. Anything to get out of the house. The truth is, from a buyer's perspective, the process of looking at a home is a very emotional. Few people want the homeowners staring over the shoulder while they examine your living space. Don't take it personal, it is just human nature. You see, buyers feel like their intruders into your house, if you're there, while they're looking at your property. As a seller, not only are you intimidating to a potential buyer, but you are most certain to have different tastes and needs than the buyer. Naturally, you'll want to make suggestions and offer tips about the house. Save these things until after the closing, for appealing to the emotions of the buyer while they're looking at your home may in fact, lead them to not be interested in an otherwise great home. If you absolutely cannot leave your home, try to stay in one room and do not move from room to room with the potential buyer. Try not to volunteer any information about the house, but answer any questions that the agent may ask you. We are not trying to deceive the buyer, we are merely trying to control the information overload they are most certainly going through in the process to find the perfect home.
